Contracts

Understanding contracts is key to a successful mutually beneficial relationship with your contractor.

 

More Choices, More Savings

A standard rule of thumb for any manager, owner or individual alike, should always obtain a minimum of 3 quotations from multiple contractors to see which one fits them best. Each contract will have different pricing, different coverages and different terms.

It’s always good practice to know what to ask for prior to obtaining any quote. Below are some standard items you should request.

  • Contract term 3 years only

  • No roll-over contracts, re-sign required after contract expiration

  • Full preventative maintenance coverage

  • ask to provide hourly cost (should always be considered)

Even when requesting the above items it is always imperative to re-read the contract and verify these items have in fact been provided.


Understanding your current contract

Based on the age of your contract is is possible that you may be locked into a long term maintenance plan with the original OEM. Companies like Otis for example were notorious several decades ago for providing 15 - 20 year contracts that rolled over at the end of each term. It it important to note when the contract renews, some contracts will required 6 months advanced written notice prior to contract rollover in order to stop the “Evergreen Clause” as is called in the industry. Most new contracts are signed on a 3 year minimum which has been found to be a fair, mutually beneficial term.
